Trophy Golf to Manage Private Residence Clubs in Wisconsin and Florida

March 5, 2006. On the forefront of a fast-growing segment of the real estate industry, Trophy Golf Management, a new management, development and consulting company specializing in high-quality private clubs and golf courses, golf communities, resorts and golf-oriented lodging properties, today announced it has expanded its management portfolio with the addition of two private residence clubs. As part of the expansion, Trophy Golf has signed a long-term agreement with Private Quarters Club to manage two of its private residence clubs at Geneva National in Lake Geneva, Wisc. and Amelia National in Nassau County, Fla.

According to Ragatz Associates, an international consulting and market research firm located in Eugene, Ore., private residence clubs, also known as fractional ownership or fractionals, is the most popular new category of second-home real estate. Typically, fractionals are located on ultra-prime real estate at fancy ski destinations, however, beach and golf destinations are a close second in popularity. In response, developers are targeting affluent, discriminating buyers who want to trade-in their minimally-used, multi-million dollar second or third homes for the convenience of a full-featured second home without the hassle of maintenance nor the cost of whole ownership.

“Not to be confused with timeshare interests, privileged fractional owners are offered ownership and deeds to shared, high-end luxury residential properties, which offer exceptional services and amenities, such as private club memberships, housekeeping and concierge, at superior locations with high levels of exclusivity, luxury and service,” said Michael Zmetrovich, chief executive officer, Trophy Golf. “With private residence clubs being the hottest new category of fractional second-home ownership today, where demand is far outpacing supply, what better way to introduce our lodging management expertise than with the exclusive golf villa residences of Private Quarters Club at Geneva National and Private Quarters Club at Amelia National.”

“We sought out the executives at Trophy Golf because they have formed a boutique, hands-on management company that is nimble, creative and exceptionally easy to work with,” added Dick Bellinger, president, Devcon Development and founder, Private Quarters Club. “With the objective of Private Quarters Club to become the dominant provider of luxury fractional second-homes at private world-class golf destinations, I know we are in good hands with Trophy Golf because the years of experience they bring to the table with private club and lodging environments is deep. They are the best in the business when it comes to ideas and solutions tailor-made to meet the diverse needs and expectations of Private Quarters Club and its members, and their impact was immediate.”

Members of Private Quarters Club at Geneva National and Private Quarters Club at Amelia National receive a title to a luxury three bedroom, three and a half bath second home, approximately 2,700 square feet in size that will comfortably accommodate up to six people, and enjoy full rights of ownership, such as selling or simply giving away the title, or including it in an estate to pass along. As a member, they have full private club membership privileges while on-site as well as access to all club amenities and services. In addition, members can participate in an exchange program with other Private Quarters Clubs.

“With Private Quarters Club, members have the unique ability to own a fractional, deeded interest in a luxury villa at some of the country's most world-class destinations with exclusive access to outstanding private golf courses designed by the top architects,” added Lee Lockhart, president, Trophy Golf. “Private Quarters Club members are accustomed to a level of pampering and service that typically define a small high-end boutique resort, yet such an environment is not generally available in whole ownership of a second-home. We are on board to make sure our highly-trained staff at each club provides personalized service to cater to their every whim and that, we believe, is the major appeal of Private Quarters Club.”
